Oceanview Project

For more than forty years, Oceanview Manor's residents have enjoyed living along the coast of Maine in the Ocean Park area of Old Orchard Beach. This community has served the needs of low-income tenants with single bedroom apartments arranged as slab-on-grade "garden style" units. Increasingly, maintenance issues have consumed the time and budget of the organization. In the past year, Oceanview Manor's building committee has pursued a plan for housing replacement. With a phased plan, we will construct multiunit buildings that allow the tenants to remain on site and move just once, into new, accessible apartments. The end result is a more efficient and cohesive community of similarly scaled residential buildings with a longer life span than the current building stock.
With new construction, we have an opportunity to reinterpret what life at Oceanview Manor can be. With a mindset geared to Universal Design, we will aim for a plan that incorporates ADA guidelines and tenant input. Features discussed to date include:

- Completely accessible layout
- Common laundry per building
- Common ground floor storage
- Common meeting space
- Community gardens
- Community building
